1. Agreement to Terms

These Terms and Conditions (“Terms”) constitute a legally binding agreement between you (“Client”, “User”, or “Visitor”) and Sukhobas Realty LLP (“Sukhobas”, “we”, “us”, or “our”), governing your access to and use of sukhobasrealty.com, our customer portal, and associated real estate advisory services.

By accessing our website, browsing properties, registering an account, or submitting inquiries, you acknowledge that you have read, understood, and agreed to be bound by these Terms and our Privacy Policy.

2. Scope of Real Estate Advisory Services

Sukhobas Realty operates as an institutional real estate advisory and facilitation firm specializing exclusively in the Kolkata micro-market (including but not limited to Ballygunge, Alipore, Salt Lake, New Town, and the EM Bypass corridor).

Our services include providing verified developer project details, arranging VIP chauffeured site visits, facilitating primary developer transactions with zero brokerage for buyers, coordinating home loan approvals with major Indian banking institutions, and providing WBRERA documentation guidance.

3. WBRERA Compliance & Accuracy of Listings

All project information, floor plans, specifications, prices, and amenities presented on our platform are sourced directly from verified developer declarations and the official West Bengal Real Estate Regulatory Authority (WBRERA) registry.

• Architectural images, 3D renders, walkthroughs, and virtual staging are indicative representations created by architects and builders.
• Prices, inventory availability, payment plans, and promotional offers are subject to change by respective developers without prior notification.
• Final purchase terms, carpet area measurements, and handover timelines are governed by the formal Agreement for Sale executed between the buyer and the developer.

4. Zero Brokerage Policy for Primary Purchases

Sukhobas Realty does NOT charge any brokerage, advisory fee, or commission to property buyers for primary market developer transactions. Our advisory, site visit arrangements, and negotiation facilitation are 100% complimentary for purchasers.

5. Intellectual Property Rights

All content, trade names, wordmarks (“Sukhobas.”), logos, custom algorithms, EMI calculation tools, and website architecture are the exclusive intellectual property of Sukhobas Realty LLP and protected under Indian and international copyright and trademark laws.

6. Governing Law & Kolkata Jurisdiction

These Terms and any disputes arising out of or related to our services shall be governed by and construed in accordance with the laws of the Republic of India. The competent courts located in Kolkata, West Bengal shall have exclusive jurisdiction over any legal proceedings.
